Universal Bedford: the timeline, and what it does to rooms
When Universal's Bedford resort is being built, how many workers it needs, and what a five-year construction programme means for anyone renting or letting a room in Bedfordshire.

Where it is, precisely
The resort is being built on the former London Brick Company brickfields at Kempston Hardwick, between Kempston and Stewartby, immediately south of the A421.
That location is the reason this site exists. Everything on Room Rent is measured from it, because five miles in the right direction is worth an hour a day over a five-year contract.
The timeline
A Special Development Order — an unusual route reserved for projects of national significance — was laid before Parliament and came into force on 2026-01-12, granting permission for the scheme. Construction started at the site that January.
Opening is scheduled for 2031. Between those two dates sits a construction programme that will run continuously for around five years, which is a fundamentally different proposition from a short build.
That duration is the point. A six-month job means hotels and short lets. A five-year programme means people move, bring families, put children in local schools, and want a proper room rather than a bed in a portacabin.
Worth knowing. A five-year build is long enough that accommodation demand arrives in waves rather than all at once. Groundworks, utilities and civils crews come first; fit-out, ride installation and hospitality recruitment come much later.
The numbers, and what they actually mean for housing
The headline figures are roughly 20,000 construction jobs and about 8,000 permanent operational roles, with wider supply-chain employment on top.
Universal has pledged that around 80 per cent of the workforce will be recruited from Bedfordshire and Milton Keynes, supported by training and career pathways with local partners. That is a genuine commitment and it will reduce inward migration considerably.
It does not eliminate it. Twenty per cent of a twenty-thousand-strong workforce is still several thousand people arriving from outside the area — and specialist trades, ride engineering and senior construction management are precisely the roles least likely to be filled locally.
If you are looking for a room
The practical advice is to move earlier than feels necessary and to look further out than the obvious places. Kempston and Bedford are the first places everyone will search, and they will tighten first.
The villages along the Marston Vale railway line are the underpriced option, because they are small enough to be overlooked but sit on a line that stops at the site itself. Stewartby, Lidlington and Ridgmont are the clearest examples.
If you have a spare room
A resident homeowner letting a furnished spare room can take up to £7,500 a year completely tax free under the Rent a Room Scheme. At £600 a month that is the entire income, untaxed, with no return to file.
The caution is the same one that applies to every boom: do not over-commit to a demand curve that has not arrived yet. Construction workforces ramp up and down, contractors change, and phases slip. Letting a spare room is low risk. Buying a house on the assumption of guaranteed tenancy for five years is not.
