All trade marks referenced belong to their respective owners and are used only to describe the project this site covers.

What our figures mean

Distances are straight-line calculations from settlement centre points to the construction site. Drive times are approximations based on an assumed average speed and a road winding factor. Neither is a routing service, and neither accounts for roadworks, closures or traffic.

Rent figures are indicative bands for an area. They are not live listing prices, not offers, not valuations and not a guarantee that a room is available at that price. Treat them as a way to compare areas, not as a quote.

Information about the Universal project comes from public reporting and official sources current at the time of writing. Timelines and job numbers on projects of this size change.

The guides are not advice

Our guides are general information, not legal, tax, financial or professional advice. Rules change, and how they apply depends on your circumstances. Check the primary sources we link to, speak to your council, or take professional advice before making a decision.

Listings and enquiries

Listing a room is free. We may decline or remove any listing at our discretion, including where we believe it is inaccurate, unlawful, discriminatory, or where the person listing does not have the right to let the room.

We are not a party to any agreement between a landlord and an occupier. We do not collect rent or deposits, we do not hold money on anyone’s behalf, and we do not vet the parties. Satisfying yourself about who you are dealing with is your responsibility on both sides.

Fraud warning

Rental fraud specifically targets people arranging accommodation from a distance before starting a new job. Never send a deposit for a room you have not seen, to someone you have not verified. We will never ask you to transfer money to hold a room.

Liability

We take reasonable care to keep this site accurate but we do not warrant that it is complete, current or error free. To the extent permitted by law we are not liable for loss arising from reliance on it. Nothing here limits liability for death or personal injury caused by negligence, or for fraud.

Changes and governing law

We may update these terms. The date at the top shows when they last changed. These terms are governed by the law of England and Wales.
