About Room Rent
An independent guide to renting and letting rooms around the Universal site at Kempston Hardwick.
Why it exists
Universal is building its first European resort on the former London Brick Company brickfields at Kempston Hardwick. Construction started in January 2026 and the resort is scheduled to open in 2031. That is a five-year build needing around 20,000 construction workers.
Bedfordshire does not have 20,000 spare rooms. Universal has pledged that around 80 per cent of the workforce will be recruited locally, which helps considerably — but it still leaves thousands of people needing somewhere to live within reach of a specific field in Bedfordshire.
Every other letting site will happily sell you a room “in Bedfordshire” without telling you whether that means fifteen minutes from the gate or fifty. This one measures everything from the site.
How the numbers are worked out
Distances are great-circle measurements from the centre point of each settlement to the construction site, calculated from stored coordinates. They are straight-line distances, so the real road distance is longer.
Drive times apply a winding factor to that straight-line distance and an average road speed, then round to the nearest five minutes. They are deliberately coarse. A precise-looking figure we cannot actually measure would be worse than an honest approximation.
Rents are indicative bands for the area, shown as ranges. They are not scraped listing prices and they are not a valuation. They exist so you can compare one area against another and budget roughly. Individual rooms will fall outside them in both directions.
Room supply is a judgement about how much rental stock a place realistically has, based on its size and character. A village of three hundred people does not have a liquid room market, however close to the site it is, and saying so is more useful than pretending otherwise.

We are not connected to Universal and we have no inside information about the project. Everything we say about the resort comes from public reporting and official sources, and we link to them so you can check.

We also do not run a rail service. The Marston Vale line is genuinely useful and genuinely unreliable at times — we say both.
