Letting a room: common questions

Does it cost anything to list a room?
No. Listing is free while we build the site out. We will always tell you clearly and in advance if that changes, and we will never take a cut of your rent.
How much tax will I pay on the rent?
If you live in the property and let a furnished room, the Rent a Room Scheme lets you earn up to £7,500 a year completely tax free, and you do not need to file anything if you stay under that. Above the threshold you choose between paying tax on the excess or opting out and being taxed on profit.
Do I need a licence to let a room in my house?
Almost certainly not for one or two lodgers in your own home. Mandatory HMO licensing applies at five or more occupants forming two or more households. Check with your council whether any additional or selective licensing scheme covers your address.
Do I have to check my lodger's immigration status?
Yes. In England, Right to Rent checks apply to lodgers just as they do to tenants. You must check every adult occupier before the arrangement starts, and apply the same process to everyone regardless of nationality.
How long would someone want the room for?
The Universal build runs from 2026 to 2031, so many workers are looking for something stable rather than a few weeks. Demand arrives in waves as different trades come on site, so terms vary — that is worth agreeing clearly up front.
